INTRODUCTION:By placing a booking with us, you and your guests agree to the following terms and conditions as set out. When you make this booking, you are entering into an agreement with us. Please read the information contained within these terms and conditions carefully. If you have any questions about the booking with us, please contact us before making the booking.
To place a booking with us the lead guest must be at least 16 years of age.The maximum number of guests permitted in the room is illustrated in the room occupancy details on the website.
All guests agree to respect the privacy and peace of all other staying guests, neighbours and the owners.
Children ages 16 years and under must be supervised at all times over the course of the booking, including whilst using the garden area.
PAYMENT:Payment for the accommodation is due on departure, if not settled prior to this. We accept the following forms of payment:cash, most major debit and credit cards (excluding American Express). The price of the booking includes accommodation and a light continental breakfast.
CHECK IN:arrival between 3:00pm and 8:00pm. Arrivals outside this time are usually possible, but only by prior arrangement.
CHECK OUT:Please be ready to leave your accommodation by 10:00 am Monday â€“ Friday and 11:00am on Saturday and Sunday, unless otherwise arranged.
PETS:Pets are not permitted in the rooms, with the exception of service dogs.
CANCELLATION:Guests who need to cancel should contact us as soon as possible. Guests who cancel more than 48 hours before 3pm on the date of arrival will not be liable for any payment. For cancellations made after this time guests will be liable for the full amount. Guest who fail to attend without cancelling will be liable for the full amount.
In the rare event that we need to cancel your booking, please be aware that we cannot be held liable for circumstances beyond our control. We will attempt to offer you alternative accommodation, however if this is not possible, or unacceptable to you, our liability would not extend beyond this point.
DAMAGES AND BREAKAGES:Please take care with our accommodation. We reserve the right to charge the lead guest for any damages caused through the course of the booking. Please report any accidental damages as soon as possible. Lost keys or fobs may incur a replacement charge.
LOST PROPERTY:Any lost property left by guests will be held on site for a period of 3 months. Whilst we will make every effort to reunite lost property with their owners, we cannot accept responsibility for replacing lost items.
WIFI USAGE:WiFi internet access is provided and guests must accept to use this access in a fair and appropriate way.Internet access provided is intended for general use such as access to the world wide web, email, messaging, social media. Use of our network for illegal activity is prohibited and will be reported to local authorities.
FIRE SAFETY AND EMERGENCY INFORMATION:Fire Safety and Emergency Information is provided in each room. Please take time to read this upon arrival. With the exception of mobile telephone/tablet/laptop chargers and hair styling appliances, no portable appliances are permitted, without prior arrangement.
SMOKING:In accordance with the Health Act 2006, guests accept that we all rooms are designated as NO SMOKING.Ashtrays are provided in the garden area.
PARKING:On-site parking is provided but guests must accept that they park their vehicles at their own risk.
LIABILITY:We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.
PRIVACY:We are required to keep a register of guests over the age of 16 years who stay with us.These records are kept for a minimum of 12 months.
OUR RIGHT TO CANCEL:We reserve the right to cancel any booking without compensation or reimbursement immediate effect if these terms and conditions are breached
